Presenting Your Property For Sale

When is comes to selling and presenting your property for sale, first impressions are always important that's why it's imperative to present your property in the best way possible before potential clients come for an inspection.

You'll be surprised to find things which you hadn't noticed before. It could be something as simple as broken window or untidy front yard that needs cleaning or your property may just need a general clean-up.

Look for items which don't require much work and moneys. This usually refers to fixtures and fittings around the home which may be worn, not working, or just broken. Here is the list of some handy makeovers which can add value to your property:
  • Wash walls and ceiling
  • Patch holes in walls,
  • Fix leaky taps,
  • Fix doors that don't close properly.
  • Replace burned-out light bulbs,
  • Keep the lawn neatly mown,
  • Clean all surfaces of litter
  • Replace cracked floor or counter tiles,
  • Replace shower curtain if necessary,
If you are prepared to spend some moneys here is the list of renovations which can add value to your property:
  • Insulation and air-conditioning,
  • Kitchen and bathroom makeovers/renovations,
  • Carport, covered parking,
  • Pergolas, Fencing and Painting,
  • Carpeting and/or tiling, it may be necessary to replace the carpets or remove them and polish the timber floors.
You can easily spend too much hoping that you will get it back in the sale price. The concern is, if you have spent a considerable amount more than what you should have on home maintenance, this will influence your decision about the sale price.

For open for inspections, choose a time when the light or sunsling highlights your home, and display some fresh flowers as they always get attention and warm welcome.
